    I don't think so. It's been a while, but I "won" two different auctions for that leaky roof one. The seller was a real piece of work so I couldn't make a deal after all. Despite the similarities, this one has a few feature that look different to me. I think it's different.

    This is very clearly untrue. Contracts are enforceable in courts of law. Not all, but many verbal contracts are just as enforceable as written contracts. The big question is whether the buyer will seek legal redress or the buyer will consider it more trouble than it is worth.
